Annual safety checks for your gas appliances by Gas Safe registered engineers

By law, under the Gas Safely (Installation and Use) Regulations 1998, landlords must make sure their property is safe to live in and ensure it is free from health hazards. In terms of gas safety, the following must be carried out:
All gas equipment supplied by the landlord should be safely installed and maintained by a Gas Safe registered engineer
An annual gas safety check should be carried out by a registered engineer on each appliance and flue
The tenant should be given an up-to-date copy of the gas safety check record before they move in, or within 28 days of the check
Our Gas Safe registered engineers are fully trained and qualified in servicing gas appliances and they are able to issue you with a CP12 gas safe certificate (sometimes known as a gas safety record) for the property.
The gas safe certificate tells you that the gas appliance/fitting has been checked to see if it is working safely and that it meets the correct safety standards. Each certificate also tells you when the next service is required, as well as the following information:
Description and location of each appliance and/or flue checked
Name, registration number and signature of the engineer who carried out the check
Date on which the appliance and/or flue was checked
The address of the property at which the appliance and/or flue is installed
The name and address of the landlord (or his agent where appropriate)
Any defect identified and any action required or taken to fix it
Confirmation of the results of operational safety checks carried out on the appliances
As part of our excellent customer service, each of our engineers wears a uniform and carries ID to prove that they are fully trained and qualified to carry out the work. Furthermore, they will arrive promptly and leave no mess once the check has been completed.
In addition to gas safety checks, we highly recommend installing a Carbon Monoxide (CO) alarm. While they should never replace regular maintenance and safety checks, the alarm is the best way to ensure the property’s occupants are safe from the dangers of Carbon Monoxide poisoning.
